How We Work With Landlords
This page explains, in plain English, what Calbra Sourcing does for landlords, what we don’t do, and what happens to your details. It applies when you enquire with us or when we contact you about a property you have advertised.
What we do
We find landlords who are open to letting their property to a company on a longer-term let, and we introduce them to established rent-to-rent and serviced accommodation operators who are looking for exactly that. If a property is a good fit, we introduce you to an operator, help arrange a viewing, and step back so you and the operator can agree terms directly.
What we don’t do
- We are not the tenant. The operator is. Any company let agreement is between you and the operator.
- We do not manage your property. The operator is responsible for the property during the let, under the terms you agree with them.
- We do not guarantee rent. Where an operator offers fixed monthly rent, no void periods or similar, that commitment comes from the operator. Check it, and get it written into your agreement with them.
- We do not carry out referencing, credit checks or guarantor checks on operators for you. We vet the operators we work with for our own purposes, but you should do your own checks on any company you let to. We will help you with what to ask.
- We do not handle your money. Rent, deposits and any other payments go directly between you and the operator. We never ask a landlord to pay us anything.
Our service is free to landlords
We do not charge landlords a fee. We are paid by the operator when an introduction leads to a signed let. This is how we make our money and we are open about it.
Your details
To introduce you, we share your name, contact details and property details with the operator we are introducing you to. We do not share your details with anyone else without your agreement, and we do not publish them. Full details are in our Privacy Policy.
If you enquired with us, or we contacted you about a property you advertised, and you do not want to hear from us again, tell us and we will stop.
Your own advice
Letting to a company on a longer-term agreement is different from a standard tenancy to an individual. Before you sign anything, check your mortgage, lease, insurance and any licensing conditions allow it, and take your own legal advice. We can point you towards useful information but we do not give legal advice.
Our commitment to you
We will be honest about what an operator is offering, we will not pressure you, and we will not introduce you to an operator we would not be comfortable letting to ourselves. If something goes wrong, tell us — we have a complaints procedure, and if we can’t put it right you can refer the matter to the Property Redress Scheme, of which we are a member.
