Plenty of companies in this market are vague about which side of the table they sit on. Here is ours, in plain terms.
An introducer. We hold live briefs from company-let operators, match your property against them, and check the operator before you ever speak. The agreement that follows is between you and them — signed directly, on terms you see in full before you commit.
We are not a letting agent, a managing agent, or an operator ourselves. We are not a party to your tenancy, and no rent or deposit passes through us at any point. If something goes wrong, your contract is with the operator, not with Calbra.
If we can't stand behind an operator, we don't introduce them.

We ask what they’ve run before: how many units, for how long, and where. An operator taking on their first property is a different proposition from one running fifteen, and we tell you which one you’re being introduced to.
We check they can actually afford it: the rent, the deposit, furnishing the property, and the gap before income starts.
We check they’re ready to move now, not in six months. Operators who aren’t in a position to proceed don’t get introduced.
Where an operator already works with landlords, we ask to speak to one about payment record, communication and how the property came back. Not every operator has that history. Where they don’t, we say so rather than skip past it.
We only introduce you to operators actively looking for stock like yours right now. Your details don’t go onto a list to be worked through later.
We describe only the checks we carry out ourselves, and the depth of them varies from operator to operator — some have years of history and landlords we can call, others don’t. None of it is a guarantee of how an operator will behave. We do not carry out referencing, credit checks or guarantor checks on your behalf, and you should repeat any of these checks yourself, and make your own, before you sign anything. We will help you with what to ask.
The introduction is free to the landlord. We're paid by the operator, once you sign with them. Nothing is deducted from your rent and there is nothing to pay us at any stage.

If the operator pays us, whose side are we on? It's a fair thing to ask, and you should ask it of anyone in this position. Our answer is that a fee paid once, on signing, gives us no reason to push a match that falls apart three months later — the operators we work with repeatedly are the ones who keep landlords happy. You're free to walk away at any point, there's no tie-in, and we'd rather you made your own checks on top of ours.

The fixed monthly rent is the operator's commitment, written into their fixed-term agreement with you. Calbra makes the introduction and checks the operator; the promise itself is theirs.
The operator pays you directly under your agreement with them. No rent and no deposit is routed through Calbra at any stage.
You will not find a running total of tenancies on this site. If we cannot put a document behind a number, we leave the number off.
A government-approved redress scheme gives you an independent route to complain. It is not the same thing as being regulated, and we describe it as what it is.
Every letting arrangement carries risk. Here it sits with the operator's financial strength — which is why we vet them, and why we encourage you to repeat those checks yourself.
The operator manages the property and the occupants. They are a separate business with their own obligations to you, and we say so rather than blur the line.
Our weight sits in prime Central and inner West London — Westminster, Kensington & Chelsea and Camden — with a strong second ring across Wandsworth and Merton where the appetite for blocks and multiple units is strongest.
